As well as a range of Serviced Offices, Centre Court has a range of Conventional Spaces available for the bigger company, who may be looking for the convenience of a large and impressive building without all the hassle of having to look after the premises themselves.
In our conventional spaces we can arrange flexible leases from one year upwards. Tenants are usually responsible for their own voice and data telecoms and the furnishing of their offices.
At present we have offices ranging between 200 sq. ft and 3000 sq ft. Some offices are fully air conditioned, if the office of your choice is not, adding air conditioning is an option we are willing to discuss with any incoming client.
Charging is very simple in that the tenant pays the ground rent, and a service charge. The ground rent is determined by negotiations and contained within the lease. The service charge covers all the common costs and the cost of heating, this charge can be altered on an annual basis dependent on expenditure.
Serviced or Conventional?
Each has their advantages and disadvantages.
Serviced offices will work out more expensive per square foot for two reasons . Firstly, the flexibility of a shorter term licence carries an extra premium. Secondly, the price includes all the important services such as full telecoms support, telephone answering, cleaning etc. In fact nearly everything a smaller company needs to grow.
